What is Environmental Due Diligence?

Environmental due diligence (EDD) is a critical component of any property transaction in which potential environmental risks are a concern. Its purpose is to determine the environmental risks (if any) that could significantly affect profitability in the short, medium and long term, and to minimize the possibility of unwanted surprises surfacing after the transaction has been completed.

What are the key benefits?
•Purchasers - avoid inheriting unknown and unwanted environmental liabilities, or else negotiate a price that reflects the inherited liabilities.
•Sellers - with prior knowledge of environmental liabilities, a company may be in an advantageous negotiating position, or be able to transfer liabilities as part of the transaction.
